Kershaw County begins just east of Richland County, but it covers much more ground than many buyers expect. Elgin and Lugoff sit closer to Columbia, Camden is farther east with its historic downtown and horse-country roots, and the county stretches into rural acreage and communities along Lake Wateree.

I hear a version of the same question from buyers who work in Columbia but do not necessarily want to live in Columbia: is there somewhere close enough to make the commute manageable without automatically defaulting to Lexington or Irmo?

For plenty of buyers, Kershaw County belongs on the comparison list. The trick is understanding that Camden, Elgin, and Lugoff are not interchangeable, even when a map makes them look fairly close together.

Here is what you should actually know before you start touring homes.


Where Kershaw County Fits on the Map

Kershaw County runs east of Richland County along the I-20 corridor, with Elgin and Lugoff on the Columbia side of the county and Camden farther east.

Under lighter traffic conditions, Elgin may be around a 30-minute drive from Columbia, Lugoff closer to the mid-30s, and Camden around 40 minutes. Those are only general estimates. Your actual drive depends on the property’s exact location, your destination, construction, school traffic, and what time you leave.

A home with a Camden mailing address can also be well outside downtown Camden, adding more time than the town name suggests.

Some residents commute toward Columbia or Fort Jackson, while others travel toward Sumter or Shaw Air Force Base. Those are very different routes, so do not rely on a general commute estimate from a listing.

If commute time could make or break the decision, test the drive from the actual property at the time you normally leave for work. Do that before you fall in love with the kitchen.


Camden: History, Horse Country, and a Wider Mix of Homes

Camden is South Carolina’s oldest inland city, and its history is still visible throughout the area.

Downtown Camden offers local shops, restaurants, galleries, and historic architecture. The broader Camden market includes everything from historic homes and established neighborhoods to newer subdivisions, rural properties, and homes on larger lots.

Camden is also closely tied to South Carolina’s equestrian culture through the Carolina Cup and Colonial Cup steeplechase traditions, along with the National Steeplechase Museum at Springdale Race Course.

So yes, if you have ever pictured yourself tailgating at a horse race in a sundress and an unnecessarily large hat, this is that town.

Buyers interested in Camden’s older homes should look beyond the charm, though. Historic character may also come with older electrical systems, plumbing, foundations, windows, or heating and cooling equipment. Condition can vary dramatically from one property to the next, so inspections and realistic renovation numbers matter.


Elgin and Lugoff: Closer to Columbia With More Recent Growth

Elgin and Lugoff are generally the closer-in Kershaw County options for buyers commuting toward Northeast Columbia or Fort Jackson.

You will also find more recent subdivisions and new-construction opportunities in and around these areas. That can appeal to buyers who prefer newer systems, modern floor plans, community amenities, or less exterior maintenance.

But do not choose between Elgin and Lugoff based only on which town name appears in the listing.

Two neighborhoods a few minutes apart can have very different HOA fees and restrictions, lot sizes, builder incentives, utility providers, school assignments, traffic patterns, and resale competition.

New construction deserves an especially close comparison. A builder may be offering financing incentives or closing-cost assistance that a resale seller cannot match. On the other hand, an established resale home may offer a larger lot, mature landscaping, upgrades that are not included in the builder’s base price, or fewer construction phases still happening around it.

The better deal is not always the one with the newest countertops.


Schools in Kershaw County

Kershaw County School District serves more than 10,000 students across 20 schools, including Camden High School, Lugoff-Elgin High School, and North Central High School.

School assignment is based on the property’s specific address, not simply whether the listing says Camden, Elgin, or Lugoff.

If school zoning matters to your search, verify the assigned schools directly through the district’s zoning locator before relying on the MLS description, a third-party real estate website, or what someone remembers from three years ago. Attendance boundaries can change.


Lake Wateree and Rural Property

Kershaw County includes part of Lake Wateree, along with a considerable amount of rural land and acreage.

Lake Wateree can be worth exploring if you want waterfront living, boating access, or a quieter lake setting. Just keep in mind that Lake Wateree spans Kershaw, Fairfield, and Lancaster counties. A property marketed as being “on Lake Wateree” is not automatically located in Kershaw County.

Lake prices can also vary widely based on actual waterfront versus nearby lake access, dock and shoreline permissions, water depth and location on the lake, flood-zone considerations, septic and well systems, road ownership and maintenance, property condition, internet and cell service, and county location.

Lake Wateree may offer different options and price points than Lake Murray, but it is not automatically the cheaper choice. Compare the actual properties and ownership costs rather than assuming one lake always costs less.

Rural buyers should complete the same kind of due diligence. Acreage may come with private roads, shared driveways, septic systems, wells, limited broadband service, agricultural restrictions, or outbuildings that were not properly permitted.

Space is wonderful. Surprises involving access, utilities, or property lines are considerably less charming.

What Buyers Should Check Before Writing an Offer

Before you get serious about a Kershaw County property, confirm:

  1. The actual county, municipality, and school assignment
  2. Your real commute during normal travel hours
  3. Whether the property uses public water and sewer or well and septic
  4. Internet and cell-service availability
  5. HOA fees, restrictions, and future development around the neighborhood
  6. Road ownership and maintenance responsibilities
  7. Flood-zone, dock, shoreline, and insurance considerations for lake property
  8. Builder incentives and resale competition in newer communities

These details can matter more than whether the listing says Camden, Elgin, or Lugoff.
