Pricing Strategy

This is the most important decision you’ll make in the entire process. Price too high and the listing sits — which costs you leverage with every passing week. Price right and you attract serious buyers fast. I’ll walk you through the data: comparable sales, active competition, days on market, and where buyers are drawing the line right now. You’ll get my honest recommendation, not the number you want to hear.

Property Prep

First impressions close deals or kill them. Before you go live, we’ll walk the property and talk through what to fix, what to stage, what to declutter, and what to leave alone. I’m not here to run up your renovation budget — just to make sure buyers see what they’re actually paying for.

Listing Launch

Your listing goes on the MLS through Jeff Cook Real Estate | LPT Realty and syndicates across Zillow, Realtor.com, and the major platforms. Professional photography is part of this — how a home looks online determines whether buyers show up in person. You get one first impression. It needs to count.

Marketing

Beyond the MLS, we’ll discuss targeted digital exposure, open house strategy if it makes sense for your property, and how to reach buyers who are already searching in your price range and area.

Showings

Once you’re live, showings start. I’ll help you track buyer feedback, schedule in a way that works around your life, and pay attention to what the market is telling us about the listing.

Offers and Negotiation

When offers come in, I’ll lay out every detail — price, terms, contingencies, financing strength, and closing timeline — so you can compare them clearly. Then I’ll negotiate on your behalf. The goal is your best net outcome, not just the fastest path to a signed contract.

Inspections and Repairs

Buyers will get an inspection. They’ll ask for things. Some requests are reasonable; some aren’t. I’ll help you understand the difference and respond strategically — without conceding more than the deal requires.

Closing

Once everything is negotiated, approved, and financed, you close. I’ll keep you updated at every step so nothing comes as a surprise on closing day.
